Club Mezi Jeleny

Mezi Jeleny has a kind of magic that's hard to describe by words – for some people it's love, for others friendship, or a feeling of home.

We were ready to leave our old dreams behind to follow new ones.

But the more we said goodbye, the more we felt that Mezi Jeleny wasn't ready to let us go – and we weren't ready to let it go either.

Our original plan to sell the house was mostly because we didn't have the money to keep two places running – Mezi Jeleny and a new start on Sardinia.


Our new plan - Club Mezi Jeleny

– One-time contribution / loan: 50,000 CZK (~2,000 EUR)

– 10-year repayment (and informal club membership)

– Three repayment options:

1) Accommodation: Every year, you get 5 nights free for:

• your family (max. 2 adults + 3 kids, extra kids possible for a small fee)

• or up to 3 adults

• or 1 adult: 10 nights at Mezi Jeleny or 5 nights at Allora Sardinia with half board

Where:

• Mezi Jeleny (Krušné hory, Czech Republic)

• Allora Sardinia (our farm with yurts)

You're paying 1,000 CZK (~40 EUR) per night for your whole family – both in Jelení and Sardinia, for 10 years – which is cheaper than current prices.

(Current rate: 5 nights for a family of 4 = 6,000 CZK / ~240 EUR in Jelení; in Sardinia, it will be ~10,000 CZK / ~400 EUR.)

2) Discount option:

7,000 CZK (~280 EUR) annual discount for stays at our partner locations (we're preparing places in CZ, Croatia, and more)

3) Cash option:

If you don't use accommodation or discounts in a given year, we'll return 6,000 CZK (~240 EUR) to you – that means including interest.

Extras:

• You can send someone else in your place.

• By agreement: you can split your nights – e.g. 2 families for 2 nights, or use more nights at once as a group. We'll always try to make it work.

• Maximum number of members: 250. This is a one-time, 10-year project.

• If you change your mind: after 3 years, you can leave and get a proportional refund (e.g. after 3 years, we return 35,000 CZK / ~1,400 EUR).

1. Is this project real and trustworthy? How do I know the money will be used as promised?

This whole idea is mainly meant for people who know us, who know how we work, and who trust us. Of course, anyone who feels it makes sense is welcome. We just understand that if someone doesn't know us, this might seem a bit unusual at first.

We've been running Mezi Jeleny for 10 years and we know what we can and cannot handle. And even if something changes a bit along the way, the core of it all stays the same. That's how it's been here at Jelení, and that's how it will be on Sardinia.

Allora Sardinia isn't just some random wild idea – it's a real place, a real plan, and we stand behind it. We're consulting with local experts and authorities.

People who know us know we keep our word and do everything from the heart. When we decide on something, we do it.

Every member relationship will be backed by a contract. You will officially lend us 2000 Euros – and we'll return it over the next 10 years. Either in the form of free accommodation (5 nights per year for you and your family – or more flexibly by agreement), or in yearly cash repayments with interest (240 Euros per year).

We'll use this money mainly to buy the Sardinia farm and start the Allora Sardinia project.

Mezi Jeleny will stay – just under the care of another friendly family who'll run it and have their own activities. The place will continue to be maintained through normal operations, and smaller repairs or renovations will continue – everything extra that Mezi Jeleny earns will go back into the house.

2. How many people have joined so far and what happens if not enough people join? What if Sardinia isn't bought?

We'll have a page on the website where you'll see the number of people who've joined and the total amount raised. We'll update it regularly so you can see how the project is moving along.

And what if not enough people join by September?

We believe we'll find enough – but if we don't, we still want to buy the Sardinia farm. If needed, we'll get the rest of the money elsewhere.

We already have a specific place reserved and three Mongolian yurts on the way. Things are in motion. The local authorities have approved the future operation as agriturismo, so the project is rolling forward.

And what if something completely unexpected happens?

In the absolute worst case – which we're not even considering – we'd of course return the money. But even if we don't raise the full amount, we're not planning to give up. We're going for it and will do our best.

3. How exactly does membership work, and what is the legal framework?

Membership in Klub Mezi Jeleny is a form of supporting the project – but also a fair exchange. You help us make our dream come true – to keep Mezi Jeleny and to start the new Allora Sardinia – and we offer you concrete benefits.

Formally, this is not a legal association or a company. Each member signs a loan agreement for 2000 Euros. We'll gradually repay this over 10 years – either:

• 5 nights of free accommodation per year for you and your family (at Jelení, on Sardinia, or later at other partner locations – we're working on these; or we can arrange a different schedule if you want to use all 50 nights differently)

or

• 240 Euros in cash per year, if you decide not to travel that year.

And you'll also get more than just nights or money:

• A great feeling that you helped something meaningful.

• The chance to be one of the first "VIP guests" at the new Sardinia place.

• You can send friends instead of yourself. Instead of a family, you can bring up to 3 adults.

• A guaranteed price for 10 years, even if prices go up.

• Flexible use – for example, more nights at once (like 10 nights over 2 years), if we agree.

Everything will be clearly stated in the contract and carefully tracked. We want it all to be fair, friendly, and sustainable in the long run.

4. I travel alone – is this also for solo travelers?

Yes, definitely! We've thought of solo members too.

• At Mezi Jeleny, you can stay for double the number of nights – 10 nights per year, one person in a room.

• On Sardinia, we also offer a friendly home-style half board for solo travelers, so you'll feel part of the family.

• And if none of the options work for you, we can arrange something else. And of course, you can always leave after three years and get a proportional refund.

5. We want to use the membership as a group – is that possible?

Yes, absolutely! We've also thought about larger groups.

We can prepare an individual agreement based on the number of people, nights, or how fast you want to use the membership. Just tell us how you'd like to use it – we'll find a way that works.

Examples:

• You can use all 50 nights (total over 10 years) within one or two years, for example for a group retreat.

• Even after using all the nights, you'll remain a member for the full 10 years and keep all other benefits, like discounts.

6. How will the accommodation reservations for members work?

Each member will receive their personal membership number and will be able to book a date like any other guest – depending on availability. The rule is: first come, first served.

This applies both to stays with us at Mezi Jeleny, as well as in Sardinia and future partner locations.

We have calculated the capacity so that it will comfortably work for both members and regular guests.

And if you repeatedly can't find a suitable date, or simply decide not to travel that year, you can always request a cash refund for that year (240 Euros ).

7. Can I transfer my nights to someone else or send friends instead of me?

Yes! Club nights are transferable.

  • You can send someone else in your place, for example friends or family.
  • You can also come with a group and use more nights at once – even in advance (e.g. 10 nights over two years).
  • Everything is based on agreement – our goal is to make it practical and meaningful for you.

8. Where will the partner places be and how will it work there?

We are gradually preparing partner places – always arranging specific conditions with them first and then we'll publish them.

  • So far, we're planning places in the Czech Republic, Croatia or India. We'll see what else we find :-)
  • Prices may vary over time, so we've chosen a simple model:Once a year, you can claim a discount of 280 Euros for a stay at a partner place – on any number of nights or people.
  • If you decide not to use our places or none of the partner places suits you, you can receive 240 Euros from us in cash for that year.

So every year you can choose: stay at Mezi Jeleny, Allora Sardinia, a partner place with a discount – or get your money back.

9. What if I change my mind after a few years?

We understand that life changes – and no one wants to be tied to something that no longer makes sense for them.

That's why we offer this option:

After three years, you can exit the club at any time and receive back a proportional amount.

Example:

  • After 3 years → 1400 Euros back
  • After 4 years → 1200Euros back
  • After 5 years → 1000 Euros back … and so on.

If, however, you have already used more nights than corresponds to the given period (e.g. you chose to use them earlier), the refund will be adjusted accordingly.

Everything is based on agreement with us – we will always try to find a fair and human solution. And everything will be clearly stated in the contract.

10. What if many people want to exit at the same time?

Of course we've thought of that – even though we believe most people will stay.

If only a few individuals decide to leave, we'll handle it quickly – money will be returned within a few months, maximum within half a year.

But if a larger wave of requests comes at once, for example for a serious reason,

we'll create a fair waiting list and pay everything out gradually, no later than within 2 years.

Your trust is key for us – so everything will be defined in the contract and handled transparently and respectfully.

11. How can I be sure I'll get my money back?

I understand that it may seem like a lot of trust right away – but in this relationship, I'm the one taking the bigger risk.

You're lending me the money, but I'm guaranteeing it with my name and my personal property.

The loan will be an official private loan in my name – Alice Janstová.

This is not a company you can hide behind. It's me – a person you know, who's been building Mezi Jeleny for 10 years.

And if something really big were to happen:

  • Mezi Jeleny is still a property that could, in the worst case, be sold to cover the commitments.
  • And if I happened to disappear (e.g. get abducted by aliens), there is still the official loan contract that you could use to legally reclaim your money – even through enforcement.Because it's in my name as a natural person, not a company (legal entity), it would be simple and clear.

So to sum up: I'm the one taking the bigger risk here…

We're doing it fairly, directly, and everything will be clearly written down.

12. How is all of this legally and tax-wise covered?

We're working with a lawyer and a tax advisor – we're already consulting it and everything will be set up and backed properly.

This form – a personal loan – is completely legal, common, and untaxed in the Czech Republic.

From your side, it's not a donation or an investment, but a loan that we'll repay – either in money or in services.

Once we provide the accommodation, I (as a self-employed person) will declare it as normal income, so taxes and contributions will be paid at the moment when you actually use something.

This is not a trick or tax evasion. We're doing it fairly, clearly, and with full awareness that trust is everything.

13. Why are we doing this at all?

We've been living at Mezi Jeleny in the Ore Mountains for ten years. We love it here. But lately, we've started feeling that we need a change.

Anbu is from India, and as the years go by, he started missing the sun – his body just doesn't absorb enough vitamin D up here, and his immunity started struggling.

All of us started longing for the sea. And we also began dreaming – about yurts, a large farm, fruit trees, one beautiful, big, continuous piece of land.

On Sardinia, we found a place that completely took our breath away. Nine hectares of land, beautiful views, warmth, an olive grove, and the sea nearby.

We love Italy. For us, it's something between India and the Czech Republic – the energy, culture, food, language… It just feels right.

So we said – let's go for it.

But giving up Mezi Jeleny would be a shame, even though we were ready for it. Mezi Jeleny is our heart project, our baby, a big chapter of our life.

We want this place to continue in a similar spirit. To be run by other people, maybe a new family with small children – because this place is amazing for kids. They could try it for two years and then move on, or stay longer. But we'll carefully choose from those interested.

We'll still be here – remotely, but present. We'll stay in touch and keep visiting.

As members of the club, you'll receive updates from us about what's happening here and on Sardinia.

And we'll sometimes remind you – "Don't forget to use your stay or claim your money this year – it's yours!"

All of this is an invitation into our story. Into a family dream that's becoming real.

14. Why didn't you do this as a traditional business plan or crowdfunding campaign?

We don't want to build this as a cold business plan.

We're a community. We're friends. And we want this project to grow the same way – naturally, personally, with trust.

We're not a corporation. We're a family pursuing a dream.

Crowdfunding? Sure, we know it. But:

  • We wouldn't be able to do it our way. We have our own idea, our own circle of people, our own approach.
  • We'd have to pay unnecessary fees to the platform. Money we'd rather use directly for what matters – your stays, the farm, launching the project.

This just feels like the right way.

15. Does it have a bigger vision or deeper meaning?

We want to show that it's possible to follow your dream. Mezi Jeleny became a little island of positive energy – and there will be another one on Sardinia :-)

On Sardinia, we're planning to live as self-sufficiently as possible: vegetables, trees, our own energy, local products, yurts, a natural rhythm.

At Mezi Jeleny, we want to continue showing that even in tough mountain conditions and wild nature, it's possible to live creatively and with community.

16. Can I support you in some other way besides money?

Yes, and we'll really appreciate it!

You can help us, for example, by:

  • being positive and giving moral support – that really counts,
  • sharing our story with others who might be interested,
  • volunteering – either with us at Mezi Jeleny or someday on Sardinia,
  • collaborating – maybe offering discounts on your services or creating a partner project with us,
  • recommending potential partner places where our members could use their benefits (we're planning it so that we pay 240 Euros as a discount and the partner place adds 40 Euros – so members get a total 280 Euros discount),
  • helping with animals, the garden, construction, or anything else needed,
  • becoming an ambassador who spreads our message and this idea.

17. Why are you promising us so much? Is this even worth it for you? Isn't it a bad deal for you?

No, it's not – we've done the math and it makes sense for us.

You're trusting us with your money, and thanks to that, we can make an important investment – to buy a property with land in Sardinia and start the project. If we took a loan from a bank, we'd pay much higher interest. This way, we're returning 240 Euros per year, which is 40 Euros extra – spread over 10 years, that's a 4% annual interest rate. And that feels totally fair for both sides.

When you come stay with us, we'll provide accommodation – we'll only cover the basic costs, and yes, we'll lose potential income because that space won't be rented out. But because the whole thing is spread out over 10 years, it's manageable.

We want this to be fair and safe for you. We want to show that we really value your support. Also – we need 200 people to join, so we want everyone to feel confident and see it's truly a good deal. And if someone isn't happy, they can leave after three years.

We hope people will be curious and excited to see how it all turns out – and that's why they'll want to help. And we believe they'll look back one day and say, "Yes, it was worth it!"

18. Where can I learn more about your Allora Sardinia project?

"Allora Sardinia" is our new dream location on the island of Sardinia, not far from the beautiful historic town of Alghero. It's just 8 minutes by car to the nearest stunning beach, and there are several other beaches just a little further away – each one unique. Nearby you'll find ancient ruins, caves full of stalactites, and it's all close to the airport (where car rental is cheap) and the ferry port.

The property is 9 hectares with a lovely Sardinian farmhouse and several outbuildings. Until recently, the owner ran a farm processing sheep's milk and olives. One of the buildings (nicknamed "the dairy") will be gently transformed into facilities for the yurts and a small campsite – showers, toilets, a kitchen. The whole project is already in preparation.

As a member of the Mezi Jeleny Club, starting spring 2026 you'll be able to stay in traditional Mongolian yurts, cooled in summer – we're planning 3 to 5 yurts. Three of them are already half paid and on their way. In the future, we also plan to add two small apartments.

We'll continue raising Irish Cobs and alpacas – both animals are already on the island and doing well! We'll once again offer activities with the animals and guided walks, and we're planning to produce olive oil, fruit, vegetables, and more. We have full support from the original family – their advice and local contacts.

In March 2025, we spent two weeks at the location – we lived in the farmhouse with the current owner, who inherited the land from his ancestors. Part of his family even traveled from mainland Italy to meet us. They have a deep bond with the place and are happy it will be passed to someone who wants to live there and care for animals. They're patient and supportive – we've already signed the offer and are now preparing the reservation contract, which gives us 300 days to finalize the purchase.

We're also lucky to have a close Italian friend who has worked his whole life in real estate and financial consulting – he already visited the farm and gave our plan the green light :-) We're also working with a local geometra and agronomist to make sure everything is legally and practically ready – especially for our agrotourism plans.
